There is no sales call.

Island charges the owner a flat 10% of the construction contract — one number, billed monthly across the build. Move the slider and you have your number. No quote to request, no demo to sit through, no “contact us for pricing” — you can start a project at eleven at night, without a sales call.

Everyone else on your job — your architect, your general contractor, every sub, your designer, your lender — is free, forever. You are the customer. They are not.

Billed over

Included

  • Unlimited seats for your architect, your general contractor, every sub, your designer and your lender — at no charge, forever.
  • Every feature Relic has. There are no modules, no tiers and no add-ons to buy later.
  • Export everything at any time, in open formats — your drawings, your documents, your budget, your messages, your whole record.
  • Cancel any time on 30 days' notice, and your record stays available to you.

Not included

  • The construction cost itself. This fee is what Relic charges to run the build — it is not the house, the land, the trades or the materials.
  • The permit set. Relic does not draw it; your architect of record does, and they hold that responsibility and that seal.
  • Your construction money. Relic holds it at Mercury on your project's record and pays your builder and trades from it only against work you have certified — nothing leaves without your approval, and every payment in and out is on your project record.
  • Relic's two people. Construction management — the software and Scarab — is in the fee. When you want a human — a Relic construction manager to make a call at $250 an hour, or a Relic local inspector to walk the site at $175 an hour — that is billed separately, for the hours you use.

Everyone else is free

Your architect, your GC, every sub, your designer and your lender pay nothing. Forever.

Not a trial seat, not a limited “collaborator” view, not a portal they export to. A real seat, scoped to their role, with the drawings, the scope, the dates and the money they need — for as long as the project exists, at no cost to them and no cost to you.

They are not the customer. You are. The moment Island charges per seat, the rational move is to keep people off the record — and a record with half your team missing is not a record, it is a filing cabinet. Island is only useful if everyone building your house is standing in it.

Island’s two people, by the hour

$250 and $175 an hour. Only the hours you use.

The owner’s representative on your build is the software and Kai, and it is in the fee above. These are the people. A Island Construction Manager reads what the software found and decides what to do about it — a draw worth contesting, a change order worth refusing, a schedule worth resequencing. A Island Local Inspector walks the site, photographs what is built, and records their own percentage against each contract line.

Both are requested from inside the project and billed for the hours actually used. Never a retainer, never a minimum, never a charge for hours nobody worked. Two rates rather than one, because they are two different things and an invoice that calls them the same thing is how a consulting line becomes unarguable.

Thirty days’ notice, no cancellation call, no retention offer. The instalments stop and your record stays available to you — the history of your house belongs to the house, not to the vendor.

This is deliberate, and it is not generosity. A company that has to trap you is telling you what it thinks of its own product. Island would rather you stayed because leaving is easy and you don’t want to.
